Sammamish home remodeling usually starts with a house that was built well but built for a different decade: the large two-story homes of Klahanie, Trossachs and Timberline from the late 1980s and 1990s, the 1970s ramblers and split-levels around Pine Lake and Beaver Lake, and the 2000s subdivisions along the plateau’s northern edge. Square footage is rarely the problem on the Sammamish Plateau — closed-off kitchens, dated primary baths and unfinished lower levels are.

Renovation WA is based in Bellevue, about 20 minutes down Highway 202 or I-90, and plans every Sammamish project the same way: one design, one itemized estimate and one written schedule, from the first walk-through to the final inspection.

Sammamish Kitchen Remodeling

Most 1980s–1990s Sammamish kitchens are a good size but boxed in: a wall or peninsula separates them from the family room, the island (if there is one) is small, and the cabinets run to a soffit below the ceiling. The typical Sammamish home remodeling project opens that wall, removes the soffit, runs cabinets to the ceiling and adds a working island with seating for a family of four or five. Our kitchen remodeling service covers design, structural work, cabinets, counters and flooring under one contract; see our kitchen island ideas for layouts that fit plateau floor plans and our kitchen remodel cost guide for Eastside pricing.

Sammamish Bathroom Remodeling

Primary bathrooms in Sammamish are often large but poorly used: a corner jetted tub nobody fills, a small framed shower, a cultured-marble double vanity. The most requested change is a tub-to-shower conversion — a curbless, tiled walk-in shower with frameless glass — paired with a freestanding tub where there is room and a furniture-style vanity with real drawer storage. Hall baths and powder rooms usually keep their layout and get new tile, fixtures and lighting. Our bathroom remodeling page covers the process, our walk-in shower ideas show the options, and our bathroom remodel cost guide gives city-by-city numbers.

Whole-Home Remodels and Lower Levels in Sammamish

When the kitchen, baths and flooring all date from the same year, a phased room-by-room approach costs more and takes longer than one coordinated project. Our full house remodeling service sequences structural changes, mechanical updates, kitchen, bathrooms and finishes under a single permit set and schedule. Sammamish’s sloped lots also mean many homes have daylight basements or large unfinished lower levels; finishing one into a family room, guest suite or home office is often the best value per square foot on the plateau. Our whole house remodel cost guide and full house remodel timeline explain how budgets and schedules work.

Sammamish Home Remodeling Permits

The City of Sammamish issues building, plumbing, mechanical and electrical permits through its Permit Center, with applications submitted online through MyBuildingPermit. Kitchen and bathroom remodels that move plumbing, change structure or add circuits all require permits; cosmetic work such as paint, flooring and cabinet replacement in the same footprint generally does not. We prepare the drawings, submit the application and schedule every inspection, so the permit is part of the written schedule rather than a surprise.

Trees on Sammamish Lots

Sammamish has some of the strictest tree rules on the Eastside. Removing a significant tree — a conifer 8 inches or more in diameter, or a deciduous tree 12 inches or more — requires a tree removal permit, the city caps how many significant trees can be removed per year by lot size, and trees in critical-area buffers are protected regardless of size. This matters for additions, deck expansions and any project that enlarges the footprint. We map significant trees early, design around them where possible and handle the tree permit alongside the building permit when removal is unavoidable.

Our 100% On-Schedule Guarantee

Every Sammamish project comes with the same written schedule and the same commitment: we finish on the date we agree to. Selections are locked before demolition, materials with long lead times are ordered first, and subcontractors are booked against a fixed calendar rather than called when the previous trade is done. Sammamish Home Remodeling FAQs

Which parts of Sammamish do you serve?

All of the plateau: Pine Lake, Beaver Lake, Klahanie, Trossachs, Timberline, Inglewood, Sahalee and the neighborhoods along East Lake Sammamish Parkway, plus nearby Issaquah Highlands and Redmond Ridge.

Do I need a permit to remodel my kitchen in Sammamish?

If you move plumbing, remove or alter a wall, or add electrical circuits, yes. Replacing cabinets, counters and flooring in the existing layout usually does not require a permit. We confirm the scope with the Permit Center before work starts.

Can I remove a tree to make room for an addition?

Often, but it requires a tree removal permit and must stay within the city’s annual removal limits for your lot size. Trees inside critical-area buffers generally cannot be removed. We review the lot before design so the plan is approvable.

How long does a Sammamish home remodeling project take?

A kitchen takes 6 to 10 weeks of construction, a primary bathroom 4 to 6 weeks, and a whole-home remodel 3 to 6 months, plus design, permit review and material lead time. Our kitchen remodel timeline guide breaks down each phase.

Do you also work in Bellevue, Redmond and Kirkland?

Yes. Our home base is Bellevue, and we regularly work in Redmond, Kirkland, Factoria and Somerset.
